Key Aspect
KLM provided Employers Agent services for 67 houses on a green field site in Kirkwall. The first Phase was procured via a competitive Tender process with the following three phases negotiated. The Project was carried out in four phases (21 units/20 units/22 units and 4 units).
Due to the sloping condition of the site, careful consideration was given to the layout of the houses and involved major retaining walls and stepped foundations. To meet planning conditions, a large play/landscape area was provided. The construction was Timber Kit with Block/Render finish. As gas was not an option, the heating was by heat source pumps which were installed in every unit along with Mechanical Ventilation and Heat Recovery units installed. External works including roads, footpaths, retaining walls, drainage and external services were also carried out. All Phases were constructed to meet silver standard requirements.
Community benefits included local suppliers and subcontractors used for the project where possible and access to right of ways upgraded and extended.
