Key Aspect
Aviemore North was a 29 acre greenfield site, and comprises of a 208 house mixed tenure development with 103 units developed by Albyn Housing Society Ltd to provide new affordable homes which are offered for both rent and homestake and 105 homes built and sold by Robertson Homes.
The development was constructed over a period of three years, and three phases of work.
This exemplar development in terms of design and construction, the project focuses heavily on innovation and sustainability. The new homes are very well insulted and exceed Building Regulations. Making good use of sustainable resources, they are timber clad and a biomass district heating facility on the nearby Dalfaber Industrial Estate has been incorporated.
The houses were designed to fit in with the outstanding natural environment of the Cairngorms National Park where affordable housing is a key issue, as the area is attracting major investment in the tourism sector.
October 2006 saw the handover of one of the largest bio-mass fuelled district heating projects in Scotland, in the Aviemore North development. The £1million project is designed to provide heating and hot water requirements for 130 houses using locally-produced bark and woodchips burnt by state-of-the-art Austrian woodchip boiler technology. The project delivers significant cost savings to Albyn tenants and shared equity owners, as well as preventing the emission of 700 tonnes of CO² per annum.
The Aviemore heating project also contributes significantly to the achievement of the highly sought-after EcoHomes ‘very good' rating. Albyn expects to gain this on completion of the 200 house Aviemore North development with its partner organisation, Robertsons. The development has just recently been completed and the project aims to showcase the best of sustainable design, specification and layout and is regarded as a leading example of good practice in the field. It is featured as a case study of good practice in Communities Scotland's (Scottish Government's) Sustainable Design Guide.
